Unity Building Security Leases 3,000 SF at 20 West 36th Street

Security Firm Unity Building Security Expands Operations with New Midtown South Office

In a strategic move to enhance its operational capacity, Unity Building Security, a family-owned security services firm based in New York City, has announced the opening of a new office in Midtown South. The firm, known for its specialization in building protection and life-safety services, has secured a lease for 3,439 square feet on a portion of the seventh floor at 20 West 36th Street, as confirmed by Koeppel Rosen, the building’s management firm.

The lease agreement, which was signed at an asking price of per square foot, encompasses a term of seven years and seven months. This expansion marks a significant milestone for Unity, which currently operates another office at 310 Fifth Avenue in Manhattan. The new location is expected to facilitate the company’s growth and allow it to better serve its expanding clientele.

Max Koeppel, director of leasing at Koeppel Rosen, stated, “Unity was looking for a central Manhattan location where it could expand its footprint to better serve a growing portfolio of clients.” This reflects the firm’s commitment to enhancing its service delivery in one of the most dynamic regions of New York City.

Unity Building Security is led by retired NYPD Lieutenant Dennis J. McCreight and boasts a workforce of over 150 trained security personnel. The company provides a diverse range of services, including concierge security and patrol services tailored for both commercial and residential properties. This strategic expansion into Midtown South positions Unity to tap into a broader market while solidifying its reputation in the security sector.

The Rosen family’s 12-story building at 20 West 36th Street is already home to several notable tenants, including educational non-profit organization Publicolor, law firm Rheem Bell & Freeman, printing company Pims, and the renowned interior design firm Martin Brudnizki Design Studio. The presence of such diverse businesses reflects the building’s appeal as a multifunctional space that meets various professional needs.

The deal was facilitated by Bradley Cohn of Adams & Company Real Estate, who acted on behalf of Unity Building Security, while the Rosen family was represented by Koeppel Rosen in-house. As of this report, representatives from Unity Building Security and Adams & Company have not responded to inquiries for further comment.

This development not only highlights Unity’s strategic growth plans but also underscores the continuing demand for security services in urban environments, where building protection has become increasingly vital amid growing concerns over safety and security. As Unity Building Security integrates into its new location, it reinforces the broader trend of security firms expanding their presence in urban centers to better cater to the needs of clients in a rapidly evolving landscape.
